Answer

Kāinga Ora – Homes and Communities advises me that it has not benchmarked its chattel replacement charging practices against other social housing provides in New Zealand, and aligns it practices with the Residential Tenancies Act. However, when considering charges for appliance or chattel replacement, Kāinga Ora may consider decisions of the tenancy tribunal as to reasonableness and the actual cost of replacing items including depreciation.
